The
300-hectare Havila was master planned by EGD Lopez and
Partners for Filinvest as a township with residential,
commercial, business, and leisure developmentsset in the
idyllic province of Rizal. It straddles Antipolo, Angono and
Antipolo with four existing communities; Mission Hills,
Highlands Pointe, Villa Monserrat and Forest Farms. The
development aims to exploit the inherent beauty, cool
climate, cultural renown, and breathtaking views of the
cityscapes of the area and its environs. And yet, while
Havila enjoys the beauty and tranquility of its setting, it
has also the advantage of being in close proximity to
recreational facilities, commercial areas and educational
institutions located within the township. |

Xavier Estates,
Cagayan de Oro City, Misamis Oriental
Xavier
Estate covering an area of 200 hectares, was master planned
as a fully integrated mixed-use subdivision with a dominant
family and nature theme. The development includes
residential, commercial, recreation and institutional areas
set in abundance of greens and open spaces provided by the
forests, orchards, landscaped parks, ridges and slopes and
an attractive view of Cagayan de Oro's hilly terrain. It was
planned to introduce an entirely new product concept,
advanced, upgraded, and top-of-the-line for the prevailing
market. The master plan was heavily influenced by
market-oriented issues, physical orientation of the
development which addressed the physiological
characteristics of the land like the topography, slope and
view analysis, climate and rainfall, and spatial development
trends. The aim was to establish Xavier Estates as the
premier mix-use development in Misamis Oriental and nearby
provinces. |

Fort Bonifacio
and Villamor Air Base, Metro Manila
EGD
Lopez and Partners was the master planner for the team under
Philkoie International engaged by the Bases Conversion
Development Authority to prepare the Conversion Plan for the
two military camps, with an aggregate area of 632 hectares,
into a modern urban development in Metro Manila and form the
basis for establishing the best value and best use for the
government asset. A subsidiary of Metro Pacific, Bonifacio
Land, won the bidding to develop part of the area now known
as The Fort. It bested four others for the right to develop
the 214-hectare Fort Bonifacio. Tagged as the “real estate
deal of the century”, the real estate transaction was
perhaps the single biggest in the Philippine land market
with P40 Billion (US$1.6 Billion) as the winning bid price. |

Lima City
Lima
City covers 500 hectares bordering the cities Lipa and
Malvar in Batangas and is an integral part of the Lima
Technology Center. As planned for Alsons Land, Lima City is
to provide the Residential, commercial and recreational
component of the technology park, essentially making it a
complete self-contained community which will serve the needs
of the locators and their officers and employees, including
those of the administrative staff of the center. |

New Westlake
Golf Estate and Residential Villas, Hangzhou, Peoples
Republic of China
In the early
stages of the development of modern China, South Sino
Enterprises Ltd., a Hongkong based firm, engaged a young
real estate management and development company known as
Landco to prepare the Business Plan for a proposed new
township covering an area of 138 hectares set in the scenic
resort city of Hangzhou. For the master planning, EGD Lopez
and Partners was engaged for this project with Richard
Bigler Golf Architect, designer of the Tagaytay Highlands
golf course. The project includes a championship golf
course, high-end residential enclaves and villas, commercial
and business parks, and high-density residential zones. |

Hacienda Looc,
Nasugbu, Batangas
The land-use
plan for Hacienda Looc was to blend the forest, agricultural
and fishing communities with tourism and recreation
community package, which include a fully integrated resort
hotel development, marina, residential subdivision, golf
course, and beach resort and agropolitan subdivision in an
8,600-hectare property. EGD Lopez was engaged as project
manager and master planner by the Asset Privatization Trust
(APT) and the US Agency for International Development (USAID)
through Joaquin Cunanan & Co., a member firm of Price
Waterhouse, to determine the best land-use to enhance the
value of the property for auction. Part of the Hacienda Looc
was awarded to Fil-Estate and named as “The Harbour Town”.
Part of this property is now being developed by one of the
SM groups of Company as the “Hamilo Cove”. |

township planning projects: Alsons Land/Aldevinco
2,000-hectare land in Barangay Lanton, General Santos,
1,047-hectare property in Alabel, Saranggani and
750-hectare real estate in General Trias, Cavite for phased
development as a self-contained and fully integrated
community over a period of 20 years; University of Santo
Tomas/Atty. R.Roxas a 150-hectare property in Baguio City
to be developed as a University Town; DPWH/NHA
Conversion of Molino Estate into a new urban center in
Cavite; Excore Silver City with an area of 150
hectares in Silang, Cavite; Gotesco Properties a
100-hectare property in Lucena City for mixed-use
development; Landco/Metro Pacific a 1,000-hectare
planned development in Batulao and Calaca; Malayan
Integrated - 3,000-hectare Mactan reclamation project;
and Philex Mining a new urban center in Itogon, Benguet. |
